Maharashtra plans to waive stamp duty for small homes

In order to support government’s vision of housing for all, Maharashtra if planning to waive stamp duty for small houses. Under this scheme, houses which are lower than 250 sq.m. need not post stamp duty while houses between 250 sq.m. and 450 sq.m. so be given concessions.

The proportion of the ready to occupy flay to unsold houses is around 3.5% of the total unsold inventory in Mumbai region. Navi mumbai seems to be worst off in this deal. This is shown by a report jointly release by CREDAI and JLL India. The value of this readyu to move in properties is around Rs. 2430 Crore. The inventory overhang is around a period of 30 months in Mumbai.

Purchase of agricultural land in Maharashtra is governed by three acts 1) The Maharashtra Agricultural Lands (Ceiling) at 1961, 2) The Maharashtra Land Revenue Code, 1966, and 3) The Bombay Tenancy and Agricultural Lands Act, 1948. The land revenue for such agricultural land includes rate, premium, rent, lease money, quit rent, Judi, and other fee and charges.
