Buyer's name wrongly spelt in sale deed 1 year 6 months ago #7257

I purchased a flat in Mumbai, and competed the registration. Builder created the agreement. But while disbursement of the loan, it was identified that the spelling of the name of my wife is wrong, a single alphabet is mispelled... i.e. instead of writing T they wrote D. Now the loan is not getting disbursed. What's the next procedure? How much would that cost and who should pay the amount?

I believe you would have to get a rectification deed executed in the name of your wife again. The fee for this will not be very high.

Hi Suhas,

As Krishna mentioned, you would need to get a rectification deed executed in the name of your wife. In case the original deed is registered then you should also get the rectification deed registered. For general mistakes like spelling mistakes, the stamp duty and registration charges are Rs 100 each.

Hi,

I am buying a plot. The owner bought that plot in 2001 (15 years back). In the sale deed his surname has a spelling mistake. Instead of a, i was typed. Now we want to buy this plot. For rectification i heard that sellers of that plot and current owner should register rectification deed. But those sellers are no more exists. In such case what should I do? Is there any alternative for this situation?

My name on the sale deed has one extra letter in the surname. It was a typo error.

It should be sala paparayudu. It was typed as salla paparayudu.
