Hi,

Is DDA Siraspur flat worth buying in 20 Lacs.

I have a few queries if someone could answer:
1.) How is the location. Will i get tenant if needed and how much rent i could expect.
2.) Why it is costlier than the Narela flat.
3.) Are there any Private builders in Siraspur, as i did not find one on Internet.

In Short is it worth buying and at what cost private builders are selling in surrounding.

Hi Mohit,

DDA Siraspur flats seem to be a bit on the higher side costing worth 20.31 lakhs for around 32 square meter. This might not be the best option location-wise. There seems to be one lake and slums nearby.
1) The rent for a 2BHK would be around Rs. 7500-9000 in this area. Actually, it might be a little bit difficult to rent in this area. There are not many people willing to rent in this area. Both demand and supply are low.
2) It seems to be of higher cost than Narela as Narela seems to be more away/distant when compared to Siraspur.
3) There are some but not many building contractors out there. E.g. Shri Shyam construction contractor and aditya construction. Most are based away from Siraspur.

If we consider plinth area as 80% of the super area, then super area comes to about 440 sqft which results in a rate of about 4650 psf.
If we consider plinth area as 75% of the super area, then super area comes to about 440 sqft which results in a rate of about 4350 psf.
Locationwise siraspur is easily approchable, well with in the limits of the city. A small expansion towards north would have large impact on siraspur.
On the other hand, Rohini Sec 34 and 35 are remotely located. Also, Narela is near to the boarder which is 14-15 km from siraspur,
Therefore, in my opinion, siraspur rates should be higher than rohini and narela. However, more realistic view can be taken if one visits sirasput. I m planning a visit tomorrow

What will be the rate of appreciation of property per annum at Siraspur? Given the DDA flat price 20.3 lakh :huh: and 10.5 % interest on housing Loan by banks , Appreciation of price of flat at a rate equal to or greater than 16% :P per annum is a must to make a profitable return on investment (after adjusting for standard depreciation rate). Can anybody please tell/advice what can be the appreciation rate of LIG falt at Siraspur per annum. Reply from an experienced realty expert is highly appreciated. Thank you

Hi thanks for sharing your views in this topic.. I also got Siraspur LIG allotted through DDA scheme. I am also wondering if it is worth investing 20 lacs. Yesterday in the evening I visited the site and it was appearing horrible with lots of agricultural based warehouses surrounding the area. Roads were pathetic and Siraspur was in no way appearing part of Delhi. Moreover I researched that Metro Phase 4 will also not pass through Siraspur but it will go directly to Narela via Bawana. Narela was appearing a better bet as it is going to be next DDA's focus after Dwarka and Rohini. Though Siraspur is better located strategically (nearer to main Delhi) but still things are really not going it's way. I am really confused whether to invest here or not... anybody having more data points around this please suggest...

This is the Siraspur current condition

No Electricity
No Water
No Roads
No DDA boundary

I believe this would not be completed by March 2015

Friends,colleagues are congratulating for being lucky winner in DDA Scheme 2014,but when I visit Siraspur yesterday I was thinking am I really lucky !
1.construction may take 6-8 months for completion. Bed room is too small.
2.Flats are covered by warehouses from three sides & by lake one side so don't know it will get rented or not. I gauze rent would not be more than 5000 p.m.
3.It looks that DDA is the first residential apartments in this village
4.Lot of questions about situation after couple of years.Dont know current market rate in this area.
5.Good thing is it is just 3-4 Km from Jahangirpuri metro station.
6.Conclusion is confusion ,,,,

Dear All,

I felt lucky that I have got one flat in DDAdraw in Siraspur. But I am equally frustrated & clueless on next steps.
I tried reaching DDA officials but no one is responding. Even I visited DDA office, there also they are not confirming next steps or when the first communication letter will reach successful applicants.

Have any one of you got any communication from DDA on next steps? Is there any date scheduled for documents verification for DDA Siraspur?

Please let me know. I am totally cluelass.
