Pacifica Aurum is basically an investment company with major investments in US. It started development project in India from Ahmedabad. I have been tracking the price trends in this area since 2010. In early 2010, since this area is not in the initial part of OMR, the price rise was close to 4-6%. With the OMR extending its reach and with Siruseri coming up strongly, the price trend seems to have gone up by about 15-20% in 2012. With such a projection, we could expect about a 20% increase in price if this trend continues. The worst scanario would be at least a 11% in property prices in this area. Since this area is close to Chettinad hospital, health care needs would also be covered.

Since this area is still developing, the number of units absorbed by users tend to be lower than the amount of inventory that is available. The price appreciation would be affected due to this. Do not expect price to appreciate much in next 1 or 2 years. If you can hold for more than 35 months, this will certainly be a value pick for an investment of about 50 lakhs.

If you plan to live there, then based on Pacifica's track record in Ahmedabad, they do not seem to have huge delays which we have seen from the past performance of builders like Jain.

This is a good one but some alternatives are the GEM Grove with a price of Rs.3650/ sq. ft. This might be completed by 2013 which is a good news for you.

One more option is Harmony by XS Real properties at around 3800 Rs per sq ft. This gets completed by 2013 too...

Having said that I prefer Pacifica....

Yes they have 1 BHK flats. All flats approved by CMDA need to have 1 BHK flats for approval. Otherwise they will not receive approval.

I find that it is better to buy from a large builder. Small builders would cut edges to meet requirements.

Another point is to consider the cost per unit of carpet area. This property has low carpet area. I don't expect it to increase with increasing land prices. Hence, the benefit is less in terms of carpet area. Hence, it would be better to go with some builder who provides better cost/unit of carpet area.

They seem to have some panchayat clearance still remaining. They have been saying that it will get cleared for the past few months. I have seen nothing conclusive till now. However, DTCP approvals are in place.

I just noticed nobody mentioned the rate of this piece. The going rate is Rs 4570 psf. It was cheaper a few months back when my friend booked? about Rs 750 cheaper for the villa. Any idea why this sudden price hike? Is the property so much in demand?
