Hello Paul,

Natham Pattas can be got for a grama natham land. However, these pattas are different from the usual pattas as they do not confer any title upon the land. Title upon the land can be proven only if the person has enjoyed the usage of the land for a long time. Thoraya patta is just a document to identify the taxpayer for the land. However, it might be beneficial to have it.

The natham patta(also known as thoraya patta) can be got from the Tahsildar office. However, before that the Adangal document must be checked to confirm that the land is not classified as government poramboke natham.

If you are planning to buy Natham land, remember that it should not be left un-utilized as then it would be classified as poramboke natham land. Please read this document for further information.

Suggested procedure:
The easiest thing to do would be to go yourself and get Adangal document(the cost of obtaining it would be less than Rs. 100) from the VAO office. After you have confirmed that it is not poramboke land, you can work towards getting a patta.

I'am planning to buy a plot in porur area.I was told by the seller that the land is unapproved,but he'll get the land approved provide i Bear the approval expenditures.The land is midst a populated locality with almost 10-15 houses in the street.it has proper 24 ft road and electricity connection, sewage has been already provided.

Since he is saying the land is unapproved how do i make sure that its not a Grama natham land? does having a patta means that the land is not grama natham?

And are there any other things to be considered/checked before proceeding with the deal?

I'am really confused with so many complex terminologies, Please provide your suggestions

Hello Krishnakumar,

Approved and unapproved depends on whether the land is approved for residential building construction. However, a Patta land signifies that it is a revenue land which could be approved/unapproved. Hence, both are different questions. In order to identify whether your land is gramanatham, you can get a copy of Patta to verify it.

Grama Natham patta can be differentiated from regular Patta and should not be much trouble for you. Just because multiple houses nearby have approval, it does not imply that you will definitely get an approval. However, it is most likely that you will get approval if there are no issues with the land.

In general it would be better if he can get the approval and then you can buy the land rather than committing to buy before getting approval. This will safeguard you from the risk of purchasing a land and then being unable to get approval for the same.

Good luck Krishnakumar. Since it is agricultural land, better ask for patta, chitta and adangal. He should be able to provide all the three documents. You can also ask for tax receipts (which will be insisted by VAO to get chitta). If you attempt to get chitta in future, you may need to pay the taxes if already not paid. The taxes will not be much and hence should be okay even if he did not pay them (you can get the estimate at VAO office).

Verifying these 3 documents will be very helpful. If the seller is able to get approval, he would get better resale value once he has approval. But sometimes the seller does not know how to get approval or is not interested in spending time for getting approval. Is that the case with your seller? If he has the capability to get the approval, why did he not get it? Just before you buy the land, please pay a visit to CMDA to verify if the land can get approval. If there are known issues, you can catch that. Are the neighboring plots part of the same layout? Since market is dull and slow, you can probably get an approved plot near arcot road with a good bargain.

Hi sir, i have a land in my mother name thats register land only but that is natham land, so that we don't have a parent document and patta no. only we have a register document and 20 years survey so i need patta for my land so kindly guide me how can i get a patta and parent document....... ......

It is difficult to get patta for natham land. You can instead try obtaining natham patta for the land which is not something that is given based on revenue records. It is given just for recognition purposes. More is mentioned in the below link:
