We are planning to buy Ground floor flat near Rajakilpakkam (Chennai). The apartment consists of 5 flats. (Ground Floor -1, First floor -2 and second floor -2).
Total Land: 2400 SQFT.
G1 – Approved are 384 Sqft, Constructed area 1075- Sqft, UDS – 542 Sqft (50% + of Construction Area)
But there is big deviation in the construction of house, but house build up quality is too good. Builder is saying if you are interested then we can give you more than 50% of UDS in construction area, so you will not get any issues like that. Kindly suggest us is any risk in future?

Purchasing into a house with high deviation is very risky. Irrespective of how much UDS is being given, there will always be a risk of authorities raining down on you. Additionally, if there is deviation, then there is a chance that getting electricity and water connection might be difficult. If the builder has already gotten those, then it depends on how much risk you are willing to take.
