I have a land in Velachery which is 2400 sq ft, we had bought this before 1989, i am planning to construct a individual home, I have few questions regarding cmda approval for this land
1. Will i get CMDA Approval for this land?
2. If it is possible to get CMDA approval should i need to pay OSR?
3. Some people says no approval needed tor land bought before 1989, is this true?
4. Is it possible to get bank loan without approval?
If this is an unapproved land, then you can try getting approval for this. Mostly you will get one. It might be a good idea to check whether someone else near your plot has CMDA approval. If they have, then you will most probably get it.
Mostly all land bought before 1989 gets regularization. However, you would need to get the regularization confirmed to ensure that you do not face any problems tomorrow after you construct the plot.
It is not possible to get loans from all banks but some banks will give loans.
I bought an Approved plot near thambaram in 2010, and planning to construct House. So applied for Plan approval, but the CMDA plan approver Says the approval has been obtained against subdivision and not against complete layout. Particularly, the Survey number falls under NON URBAN ZONE. How to Get approval for this and any loopholes.?.
I do not believe that any loophole would exist. The one thing you could do is check whether any neighbouring owners have building permission. If so, you could get a copy of that and try to get approval.
