Hi All
Few days back myself and my brother went to register a residential land in resale,BDA approved layout with BDA khata of the owner.
We took help from a agent in the sub-registrar office sarjapura.We have done all the formalities of registration including registration fees paid,stamp duty paid,retinal & thumb scan and signatures.
With done all this we end up with not getting the registration papers.
The agent says that we need a E khata from gram panchayat.He has already take 15 K from us,not asking for another 15K for getting the E khata and he is saying that the entire process will be done by another two days if we pay the amount.
Sounds like a big trap..Please help us to understand the process.We are bengali and dont understand the local language.

Hi Rudra,

Yes, recently e khata has been made mandatory for all types of sales. Hence, E khata would be necessary in this case, However, I am unsure of the amount for obtaining e khata. However, I guess you are using a middle agent or broker due to the high amount you mentioned i.e. Rs. 30,000. His cut might be included in that.

Thanks Krish for your reply...Actually I am not understanding that we have got a registration slip with No: P3456 where P stands for pending.The agent has said that the E Khata work will be done by a week...
Here how many days this pending registration can be held by the sub-registrar.

Hi Rudra,

I am unsure of that. However, as far as I remember, pending registration was banned quite some time back in karnataka.

Can the e-khata registration be done online?

E khata cannot be registered online. Normally, many people ask for bribery. I am unaware of any way around it though.

As per below news panchayat revenue lands can be registered without E-Khata, Right ?

Such property holders in unapproved layouts, green belts and non-converted land can now get their properties legally registered, without the requirement of e-khata or any such additional document.
